Every society's timeline differs by authority and scheme, but the broad phases are consistent.

Frequently asked questions

Do we need 100% member consent to redevelop?
No. Under the Maharashtra Co-operative Societies Act, a special resolution typically requires a majority — commonly 75% — of members present and voting, not unanimous consent. The exact threshold depends on the applicable bye-laws and scheme.
How is the developer's offer evaluated fairly?
We prepare a comparative chart across all bidding developers covering additional carpet area, corpus fund, rent during construction, project timeline, and financial strength — so the committee and members can compare on equal terms rather than relying on verbal pitches.
What happens if the developer delays the project?
A well-drafted development agreement includes penalty clauses for delay, a bank guarantee, and a defined construction timeline. Our role as PMC includes monitoring progress against the agreed schedule and flagging deviations early.
Can the society change developers mid-process?
It is possible but legally complex once an agreement is signed and approvals are underway. This is exactly why thorough due diligence and a fair tender process before signing matters — we help societies avoid reaching this situation in the first place.
Who pays for the feasibility study and tender process?
This varies by engagement. In many cases the consultancy fee for the pre-tender phase is borne by the society, while the appointed developer reimburses PMC fees during construction as part of the development agreement. We outline this clearly during the consultation.
