Developer Selection Process
Shortlisted developers present directly to the managing committee, followed by a documented member presentation before any agreement is signed.

Agreement & Handover to PMC
Once a developer is finalised, the engagement transitions into our PMC oversight for construction monitoring through to occupation certificate.

From issuing the tender to finalising a developer, most societies take 2–4 months, depending on the number of bids received and how quickly committee meetings can be scheduled.
Do you represent the society or the developer?
For redevelopment consultancy engagements, we are appointed by and accountable to the society. This is a deliberate structural choice — it ensures the comparative tender process and recommendations are genuinely independent.
What if no developer meets our expectations?
If bids fall short of feasibility study projections, we re-issue the tender with revised terms or extend the bidding window rather than recommend an unfavourable agreement.
